After the Install: A Property Manager's Guide to Commercial Exterior Lighting

Most guides to commercial exterior lighting end on installation day. For property managers, that is really the beginning. A new lighting system will spend many years facing New England weather, and how it is handed off and cared for decides whether it keeps impressing tenants or slowly fades into a patchwork of dim and dark fixtures. This guide focuses on the handoff and the long stretch after it.

Before the Electrician Leaves: Build a Fixture Record

Installation and wiring are the job of a licensed electrician, and that is who should be pulling permits and connecting circuits. While they are still on site, ask for the information you will need later. A simple spreadsheet or binder page for each zone saves hours of guesswork down the road:

  • Fixture model and manufacturer for every location.
  • Bulb or lamp type, base, wattage and color temperature.
  • Mounting height and whether a lift is required to reach it.
  • Which timer, photocell or control system runs each zone.
  • Warranty terms and where the paperwork is stored.

Snap a daytime photo of each fixture and label it. When a light fails two winters from now, you will know exactly what to order.

Plan Access for the Life of the System

Pole lights in parking lots, wall packs above loading docks and canopy fixtures over entrances usually sit well above ladder height. Walk the site with access in mind. Is there firm pavement under each pole for a lift to park? Will a lift need to cross a landscaped island? Are there hours when the lot is empty enough to work safely? Stock Spares and Standardize

If the design uses only a few bulb types, keep a small supply on hand. Replacing a failed lamp the same week preserves the even, uniform look you paid for. When a mix of mismatched bulbs creeps in over time, the facade starts to look uneven, with some fixtures warm and others cold. Group relamping, where every bulb in a zone is replaced at once, avoids that problem and reduces the number of lift trips.

Set a Cleaning and Inspection Rhythm

Fixtures lose brightness from dirt long before they burn out. Pollen in spring, insects in summer and road salt in winter all coat lenses. Many managers schedule a thorough cleaning in fall, so the property enters the long nights at full output, and a lighter check in spring. During each visit, note cracked lenses, loose covers or water inside housings and pass anything electrical to your electrician.
