Top 5 Local Tips for Efficient Window Maintenance near Boston

Windows around Boston deal with salty winter air, humid summers, plenty of pollen and big temperature swings. Keeping them in good shape does not require hours of work, just a few smart habits at the right times of year. These five tips focus on maintenance rather than cleaning alone, so your windows operate smoothly, seal well and last longer.

Tip 1: Keep Tracks and Weep Holes Clear

Sliding windows and many modern double-hungs have small drainage slots, called weep holes, at the bottom of the frame. When they clog with dirt, pollen or dead insects, water pools in the track and can spill inside or freeze in winter. Twice a year, vacuum the tracks with a crevice tool, then use a pipe cleaner or thin brush to open the weep holes. Pour a little water in the track to confirm it drains outside. It takes a few minutes per window and prevents a lot of trouble.

Tip 2: Check Glazing and Paint on Older Sashes

Many houses in older Boston neighborhoods and inner suburbs still have original wood windows. The putty holding the glass in place dries out and cracks over time, letting water reach the wood. Each spring, look closely at the exterior glazing. Small cracks can be touched up; missing sections should be re-glazed before the next winter. Peeling paint on sills is another early warning. Wood windows can last generations when this is kept up. If you have antique glass, our historic home window cleaning service takes extra care around fragile putty and wavy panes.

Tip 3: Manage Winter Condensation

Water beading on the inside of windows on cold mornings is common in tight, well-insulated homes. Occasional condensation is harmless, but constant moisture leads to mildew on sills and damaged finishes. To keep it in check:

  • Run bathroom and kitchen exhaust fans during and after use
  • Open blinds and curtains during the day to let warm air reach the glass
  • Wipe sills dry on mornings with heavy condensation
  • Consider a dehumidifier in basements and closed-up rooms

Fog trapped between two panes of insulated glass is a different issue. That indicates a failed seal and is worth having evaluated.

Tip 4: Store Screens Properly

If you remove screens for winter, label them by window so reinstalling is quick. Rinse them before storage, let them dry completely and stand them upright rather than stacking with heavy items on top, which bends frames. A garage wall rack or a basement corner works well. Damaged screens can be handled through our screen cleaning and repair service before the bugs return in spring.

Tip 5: Schedule Cleanings Around the Local Calendar

Efficiency comes from timing. Cleaning in April only to have heavy pollen coat everything a few weeks later wastes effort. In the Boston area, a late spring visit after the pollen peak and a late fall visit after the leaves drop tend to give the longest-lasting results. Rinse lower windows in early spring if winter salt spray is heavy. Our technicians can handle both the seasonal cleanings and a quick inspection of seals, glazing and screens while they are at your home.
