10 Essential Professional Window Cleaning Tips for a Sparkling Finish

Professional window cleaners develop habits that become second nature after thousands of panes. Many of those habits are simple and transferable. Here are ten techniques that make the difference between a good result and a sparkling one, with notes on which ones are best left to the pros.

Prepare Like a Pro

1. Start at the top

Clean upper windows before lower ones, and the top of each pane before the bottom. Gravity is relentless, and drips always travel downward onto anything you have already finished.

2. Dust frames and sills first

Brush or vacuum loose debris from sills, frames and tracks before you wet anything. Otherwise water turns dust into mud that runs onto your clean glass.

3. Use less soap than you think

Professionals use a very weak solution, often just a small squirt of dish detergent in a full bucket. Too much soap leaves film and makes the squeegee skip.

Master the Squeegee

4. Keep the rubber sharp

A squeegee blade with a nick or a rounded edge will always leave lines. Pros replace rubber frequently and store squeegees so nothing presses against the blade. If you see a repeating streak in the same spot, the blade is the problem.

5. Cut a dry edge

Before the main stroke, run the squeegee along the top edge or one side of the pane to create a dry strip. Starting each stroke from that strip prevents water from creeping back.

6. Wipe the blade between strokes

Each pass picks up water and dirt. Wipe the blade on a clean towel after every stroke so you are not putting it right back on the glass. Many professionals tuck a towel into a belt or apron so it is always within reach.

7. Learn the fanning motion

Experienced cleaners use a continuous S-shaped or fanning motion, keeping the blade on the glass and turning it at each edge. It takes practice, but it eliminates the overlapping lines left by separate straight strokes.

Finish the Details

8. Detail edges with a dry microfiber

No squeegee reaches every corner. Fold a lint-free cloth to a point and run it around the perimeter of each pane to catch the small line of water that collects there. Then wipe the sill.

9. Check from multiple angles

Streaks hide when you look straight on. Step to the side and look at the glass at an angle, both inside and out. Professionals do a final walk-around for exactly this reason.

Know Your Limits

10. Leave the risky work to equipment built for it

Some jobs are not about technique at all. Second- and third-story exteriors, glass over a slope or deck, skylights and storefronts above street level all call for water-fed poles, aerial lifts or properly secured ladders, plus insurance. Mineral spots and construction residue also need specialized treatment, such as hard water stain removal or post-construction window cleaning, to avoid scratching the glass.

  • Better left to pros: heights, storm panels, mineral etching, new-construction debris
  • Best of both: professional cleanings twice a year, with your own touch-ups in between
