Windows are one of the hardest-working parts of any building, keeping out weather while letting in light. In central Massachusetts they swing through humid summers and frigid winters, and each season stresses them in a different way. Matching your maintenance to the calendar is the easiest way to keep them clear, efficient and trouble-free. The tips below work for a family home and translate easily to a small shop or office.

Spring: Clean Up and Open Up

Spring is the season for a full reset. Winter leaves behind salt spray, grime from wood smoke and dust from closed-up rooms, and the first warm days reveal all of it.

  • Wash glass inside and out once the pollen peak has mostly passed.
  • Vacuum tracks and clear weep holes so rainwater can drain.
  • Inspect screens for tears and bent frames before bug season.
  • Test that every operable window opens, closes and locks smoothly.

Business owners should add entry doors and display windows to the list, since winter boots and gloved hands leave them the dirtiest.

Summer: Protect Seals and Finishes

Long, hot days put UV and heat stress on window components. Look at the caulk around exterior trim; if it has cracked or pulled away, plan to recaulk before fall rain. Check painted wood sills for peeling, which lets moisture in. Keep sprinklers aimed away from glass to avoid mineral spots, and trim shrubs back so they are not scraping screens and frames. Air conditioners mounted in windows deserve a look too, as condensation drips can stain siding and sills below.

Fall: Seal Up Before the Cold

Fall is about preparing for heating season. Feel for drafts around sashes on a breezy day and replace worn weatherstripping. Remove screens where you will not need them, clean them, and store them flat so they do not warp. A professional cleaning in late fall lets the most sunlight into your rooms during the darkest weeks of the year, which makes a real difference to mood and comfort.

This is also gutter season. Clogged gutters overflow onto window heads and sills, so clearing them after the leaves drop protects your windows too.

Winter: Manage Moisture and Ice

Condensation on the inside of glass is common when cold air meets warm, humid indoor air. Wipe it off regularly, run bathroom and kitchen fans, and keep curtains slightly open so air can circulate across the glass. Persistent condensation between double panes means a failed seal and is worth having evaluated. Outside, avoid chipping ice off windows with metal tools, and keep snow from piling against basement windows and lower sills.

For businesses, a midwinter cleaning of storefront glass removes salt film that otherwise builds up until spring.
